Cape Coral Buyers: Why 2026 Homestead Timing Could Matter

If Florida property-tax reform is approved, timing could matter. This is not a guarantee of savings or eligibility — it is a reason to ask better questions before buying.

Florida voters are expected to decide on a proposed property-tax amendment in November 2026. If approved, the proposal would expand the homestead exemption for qualifying primary residences on non-school property taxes — increasing the exemption to $150,000 in 2027 and $250,000 in 2028. The legislative summaries also point to a major timing issue: homeowners who maintain permanent Florida residence by December 31, 2026 may be treated differently than those who establish Florida residency later.

That does not mean anyone should rush into the wrong home. It does not mean tax savings are guaranteed. And it does not mean every buyer will qualify.

But it does mean that serious buyers should be asking better questions now.

Questions like:

  • Could this become my Florida homestead?
  • Would I own and occupy the home in time to qualify?
  • What would I need to file, and by when?
  • How do property taxes, insurance, flood zone, financing, roof condition, and long-term affordability all work together?
  • Is this actually the right property — or just a rushed decision?

For Lee County homeowners, homestead exemption eligibility and filing are handled through the Lee County Property Appraiser, and Florida’s standard homestead filing deadline is generally March 1 for the tax year in which the exemption is being claimed.

This is exactly why representation matters.
